02 Phase Two

Schematic Design

Exploring the Vision

With the groundwork laid, we begin translating your goals into design. This is the creative exploration phase — where ideas take shape through sketches, diagrams, and initial layouts. The focus is on big-picture concepts: how the building sits on the site, how spaces relate to one another, and how the design reflects the way you live or work.

03 Phase Three

Design Development

Refining Every Detail

Once the overall design direction is set, we move into refinement. This phase locks in dimensions, materials, and systems. Interior layouts, structural considerations, and MEP (mechanical, electrical, plumbing) coordination begin here. The goal is a fully resolved design — one that both reflects your vision and is ready to be documented for construction.

04 Phase Four

Construction Documents

Building the Blueprint

This is where the design becomes a buildable set of instructions. Construction documents are the technical drawings and specifications used by contractors, engineers, and permitting agencies. Every wall, window, connection, and material is documented in detail.

  • Full architectural drawing set (plans, sections, elevations, details)
  • Door, window, and finish schedules
  • Coordination with structural, MEP, and civil engineers (as needed)

05 Phase Five

Building Permit

Getting the Green Light

With the construction documents finalized, we prepare and submit the full permit package to the local building department. This includes all required forms, drawings, and supporting documentation. We manage the submission, respond to any review comments, and coordinate with consultants as needed — so you're never left guessing where things stand.
